|  Tailgate recipe: Grilled BratwurstQuintessential tailgating fare, these flavorful sausages are always popular among die-hard sports fans. Hearty and full of flavor, they are easy to boil in advance and just grill for a few minutes before serving. Another variation is to boil the brats with sliced onion rings and then grill the onions and serve them on the sandwich. - 6 each bratwurst sausages
- 12 ounces beer
- 1 chopped onion
- 6 rolls
- German mustard
Combine the sausages, beer, and onion in a saucepan. Simmer for 30 minutes. Drain well and grill for 10 minutes, turning frequently, or until browned on all sides. Sprinkle with additional beer while grilling for more flavor and a crispier skin. Serve in rolls with the mustard. Makes 6 servings. Opening Friday, February 5, and running through Sunday, February 21, the Civil Rights Project is a solo exhibition of paintings and drawings by local artist Jason Patterson. It is presented and hosted by the indi go artist co-op at 9 East University in downtown Champaign. The opening reception runs from 7 p.m. to 10 p.m. on February 5, with additional special events scheduled for February 12 and 19. A significant portion of the exhibition proceeds will benefit the Don Moyer Boys & Girls Club.

Below please find a few tips and reminders we would like to convey to you. Heat: Make sure the heat in your apartment is maintained at a minimum of 60 degrees. (If you have baseboard heaters leave on the "Low" setting). This should help prevent frozen water lines in case the outside temperature should drop below freezing. Security: The greatest number of thefts occur during the holidays. To help insure you and your belongings are safe please exercise the following precautions. Make sure all doors, windows, and sliding glass doors are locked and properly secured. Please remove any valuable personal items. Our insurance covers only the building and our own furnishings; it is your responsibility to carry renter's insurance to cover your personal belongings. Winter safety: Exercise extra caution during snowy and icy weather. Sidewalks can get very slippery, and are sometimes covered with "black ice" which is difficult or impossible to see. Leave early for classes or work, so you'll have plenty of time to get where you're going safely. Walk slowly and carefully; hold onto railings wherever you can. Stay indoors as much as possible. We will get snow and ice removed from sidewalks and driveways as quickly as we can, and will spread ice melt where needed. On-campus maintenance: The upcoming holiday break (between semesters) is a perfect time for our maintenance team to inspect and perform maintenance. John Carson and Todd Lienhart represented the company at the 2009 Central Illinois Business Expo, held at Assembly Hall on April 1. The expo is put on by the Chamber of Commerce and provides local residents with an opportunity to visit many area businesses and services in one convenient location. At the Ramshaw booth, John and Todd promoted the company’s property management services and held a drawing for gift cards to Ramshaw tenants TGI Fridays, Monical’s, and Atlanta Bread Company. Kleenrite also had a booth and had a drawing for a full house cleaning among other promotions.

What you should know about the
First-Time Homebuyer
Tax Credit
The American Recovery and Reinvestment Act of 2009 features an $8,000 tax credit for first-time buyers who purchase a home on or after Jan. 1, 2009 and before Dec. 1, 2009.
Details of the tax credit include:
- Eligible properties include anything that will be used as a principal single-family residence—including condos and townhouses.
- There are income guidelines on the credit. Individuals with an adjusted gross income up to $75,000 (or $150,000 if filing jointly) are eligible for the full tax credit. The credit is phased down for those earning more and is not available for those with an income above $95,000 (or $170,000 if filing jointly).
- The new tax credit does not have to be repaid if the buyer stays in the home at least three years. But if the home is sold before that, the entire amount of the credit is recaptured on the sale.
- People who purchased homes under the 2008 $7,500 tax credit program will still be required to repay that credit to the government over a 15-year period.
- The temporary credit is only available for home purchases made from Jan. 1, 2009 to before Dec. 1, 2009 and is equal to 10 percent of the cost of the home, up to a maximum credit of $8,000.
- Buyers claim the credit on their federal tax return to reduce their tax liability. If the credit is more their total tax liability that year, the buyer will get a refund check for the balance.
- Only first-time homebuyers can take advantage of the tax credit. A first-time buyer is defined under the tax credit as an individual who has not owned a home in the last three years. For married joint filers, both must meet the first-time homebuyer test to take the credit on a joint return.
